HOW I WORK:

When I arrive at the property, I like to start with the exterior images. Once those are finished, I will move on to the interiors. I will take pictures of the entire home except the garage unless otherwise discussed.

Images are delivered within 24 hours of the shoot time as digital downloads. Be sure to save them on your own computer as I do not save images for more than 1 month.

Images are delivered once the shoot is paid for in full.

Have the house photoshoot ready the day before the shoot.

Preparing a home for a photoshoot always takes longer than expected. Here are tips to have the property looking it’s best for pictures:

EXTERIORS:

Power wash driveways, patios and sidewalks. Mow grass, weed beds. Clean windows.

POOLS:

Make sure the pool is clean and all pool cleaners, poles and toys are removed.

INTERIORS:

In general, make sure the spaces are clean and decluttered. Encourage your homeowners to start the packing process early and begin to remove personal items like pictures or awards. I don’t take pictures of the garage unless otherwise directed so it’s a great place to store items.

Clean floors and windows. Dust all surfaces.

In the kitchen, clean all kitchen surfaces especially appliances. Remove all items from the top and front of the fridge. Put away all dishes. Clear everything from the countertops. Coffee pots or tea kettles can stay.

Clean bathrooms. Clear off the bathroom countertop(s) so that only soap remains. Put out a clean hand towel. In the shower, remove all bottles, razors, washcloths, loofahs, etc. Wash and dry shower glass. Replace used towels for clean ones.

Clean ceiling fan blades. These can get notoriously dusty and you may not notice it when it is on. The ceiling fans will be off for the shoot so any dirt will be seen.

Remove extra furniture from overcrowded rooms. Exercise equipment that is not in a dedicated ‘work out room’ can be stored in the garage.

Replace all burnt out lightbulbs. If possible, make all the light bulbs ‘warm white’ in color.

AN HOUR BEFORE THE SHOOT:

Turn off ceiling fans and TV’s. Turn on all interior lights. Remove cars from the driveway. Park cars in the garage or park 1 or 2 houses down from the property. Hide any trashcans in kitchens, bathrooms, offices, etc. in the garage. Clean up dog poop. Hide pet beds and food bowls in the garage. Open patio umbrellas.
